Stop Trying to Time the Market.

One of the hardest things about real estate is that everyone wants a simple answer.

Is it a good time to buy? Is it a good time to sell? Are prices going up or down? Should I wait?

The problem is that the Flagstaff real estate market rarely works that way.

Especially in a market like Flagstaff, there isn’t one single experience happening across every neighborhood—or even across every home on the same street. Two homes can look similar on paper and have completely different outcomes.

That’s why I think one of the most important things you can do right now is stop trying to time the market and start understanding the market you’re actually in.

Buyers have more opportunity today than they’ve had in recent years, but that doesn’t mean every home is a bargain. Sellers still have plenty of opportunity, but that doesn’t mean every home will command the price it might have a few years ago.

The difference comes down to understanding value.

And value isn't determined by a Zestimate, a headline, or what someone down the street sold for six months ago. It’s determined by what buyers are willing to pay for that particular home, in that particular location, in the current market.

That’s where experience and local knowledge become especially important.

The right question isn't necessarily, “What is the Flagstaff market doing?”

It’s: “What is happening with homes like mine?”

That shift in perspective can make a huge difference. Instead of trying to predict what the entire market will do next, you can make decisions based on what is happening right now—and what makes sense for your individual goals.

Here’s how I’m thinking about it right now:

For Sellers: Sellers: Don't get caught up in what the market used to be. Look at what buyers are responding to today and position your home accordingly. A thoughtful strategy upfront is almost always better than trying to correct course later.

For Buyers: You have more choices and more negotiating power than you’ve had in recent years. Look beyond the list price and consider the entire deal — including condition, seller concessions, and what comparable homes have actually closed for.

Don’t let a headline or an algorithm tell you what your home is worth or whether it’s the right time to move. The most useful information is what has actually happened with similar homes in the last 30–60 days.


The Flagstaff real estate market isn’t one-size-fits-all. The details of the individual home matter more than ever.
